Fox Run properties switch from agricultural to estate residential

Relatively few questions were raised at a public meeting on May 28 regarding a zoning switch from agricultural to residential land along Fox Run Drive.

The property is Part of Lots 18 and 19, Concession 8 (at 1 Fox Run Drive).

The land subject to rezoning is about 2.5 acres –  a vacant 1.04 acre parcel and a 1.53 acre parcel.

These lots were granted provisional consent by the county land division committee on July 25, 2013.

The zone change on the subject property (two lots) would provide consistency in zoning with surrounding properties in the Fox Run subdivision.

Brian Beatty, on behalf of the proponents Lawrence and Ruth Slater, said the rezoning would provide for consistency to two properties to be severed along Fox Run Drive.

He added the larger retained portion (after the severances) fronting Brock Road would remain agricultural.

Fox Run Drive resident Rod Abel asked whether an environmental assessment was done because there is a wetland area impacting the properties near Brock Road and one of the proposed driveways.

Beatty did not believe there was an assessment, but there was a review of surface drainage.

But he said there should be no additional grading or drainage, with the exception of a proposed driveway.

Fox Run Drive resident Michelle Hum asked what regulations are in place regarding setbacks for new home construction.

Beatty explained there are a number of factors including the tree inventory, the driveway, and township zoning regulations regarding setback.

However, he believed the building envelope would be such that a new home would need to be near the rear of the property.
