Gas bar, drive-thru restaurant approved on Brock Road
Council agrees to zoning bylaw amendment, paving way for the gas bar
PUSLINCH – Vacant land at the northwest corner of Brock Road South and McLean Road West, south of Aberfoyle, will soon be home to a gas bar, convenience store, restaurant and associated drive-thru restaurant.
Puslinch council approved the zoning bylaw amendment on May 27.
Two properties would become one for the development and require a zoning change from industrial to site specific highway commercial.
A public meeting was held in November, and a few changes have been made since to address concerns, said Jeremy Tran, a planner with MPG Planning on behalf of the landowner.
The changes include:
- a truck scale has been removed;
- a personal vehicle gas bar has been relocated to be accessed from McLean Road West;
- the drive-thru and restaurant have been relocated closer to Brock Road South;
- adequate parking and landscaping to buffer the site from the roads.
Most of the surrounding area is zoned industrial or commercial. Several aggregate quarries operate just north of the site.
The property will have a well and sanitary sewer.
There have been no objections from commenting agencies.
Wellington County staff have determined only right-in/right-out access to Brock Road South can be accommodated, and an existing centre median needs extending.
“The application is in the public interest and conforms with Wellington County’s official plan,” Tran said.
Council offered no comments and based on staff recommendations, approved the zoning amendment.
