Council approves draft plan for Ariss subdivision
Plan includes eight undersized lots instead of 14 originally proposed
BRUCEDALE – Guelph/Eramosa council has approved a draft plan for a new Ariss subdivision, despite one councillor’s objections.
The development includes 16 dwellings with frontage and access from 6th Line East, just behind the Ussher’s Creek subdivision.
Council previously discussed the development during a March 23 council meeting, at which council voiced concerns regarding lot size, as 14 of the 16 proposed lots were under one acre in size.
The new proposal has reduced the number of undersized lots from 14 to eight.
“We went back to the drawing board and looked at the proposed draft plan again,” said Brandon Flewwelling of GSP Group on behalf of the applicant.
“It’s not fully achievable [to have all lots meet the one acre minimum] – to achieve it on all lots would ultimately mean the loss of one lot in this development.”
Councillor Corey Woods was the first to speak.
“Part of me is glad you’re trying to work with us here but I am disappointed,” said Woods.
“You went from 14 undersized to eight, I don’t really think that’s what I was looking for. I was looking for you to remove one lot.”
“You’re not guaranteed 16 lots on the property,” he added.
Despite Woods’ comments, the rest of council supported the updated draft plan.
“I think you’ve tried to make a reasonable accommodation here,” said Mayor Chris White.
Councillor Steven Liebig agreed the updated proposal “seemed reasonable.”
Council voted 4-1 to approve the updated draft plan, with Woods voting in opposition.
