Developer proposes changes to Riverview Heights subdivision plan

Councillors seem to be in favour of changes to plans to extend Highview Street in Drayton’s Riverview Heights subdivision, but first they want to ensure a storm water management proposal is sufficient.

Planner Alex Artuchov told council last week his client, Schickedanz Homes Inc., has worked on the plan of subdivision for some time.

He said changes to the plan include more “regularized” lots – 34 in total – with similar frontages, as opposed to the previous plan with a variety of frontages.

But the major change to the plan is relocating the storm water management pond to an area that currently is designated a park lot.

The previous pond was far too large at seven acres, Artu­chov explained, and it is not in the best location for the gravitational flow. His client proposes adding a small cul-de-sac with four lots where the pond was located and moving the pond to the park area.

Water would flow perfectly to the park lot (almost 2.5 acres), Artuchov said, adding the topography of the park makes it “more suitable for mountain goats” than playing children anyhow.

County planner Mark Van Patter said if the township approves the plan, Schickedanz Homes should be required to provide the municipality with a cash-in-lieu payment for the parkland.

Mayor John Green said the storm water management plan looks good, but he thinks there may be a natural spring in the park, as it remains a wet spot all year round.

“I prefer the new situation [over the old one],” Green said, adding the township does, how­ever, need assurances the new pond plans are adequate.

Clerk Patty Sinnamon said the township will extend by two years the deadline for Schickedanz Homes’ draft plan of subdivision.
