MAPLETON – The Wellington Catholic District School Board (WCDSB) has applied for a zoning amendment to allow for the construction of an elementary school and day care at 7 Green St. in Drayton.
The zoning amendment was considered during a regular meeting of council on Jan. 14.
The residentially-zoned property is approximately 2.4 hectares (6 acres) in size and is currently vacant. It is located within Drayton’s primary urban centre.
The amendment will rezone the property from residential to institutional to allow for the proposed school and day care facility.
The County of Wellington planning and roads department, Wellington Source Water Protection and the Mapleton planning and building departments reported no concerns with the application.
Mapleton planner Linda Redmond described the application as “a pretty straightforward rezoning.
“The lands are designated residential in the county’s official plan which includes the provisions to allow institutional uses such as schools.”
According to a report from the township’s planning department, “This proposal represents a logical in-fill development that is appropriately located for this type of use.
“The proposed development will be subject to site plan approval by the township. Site design, grading, servicing, stormwater management, buffering, landscaping, parking, fencing, etcetera will be reviewed.”
Redmond noted township planners have already completed a preliminary review and had a preliminary meeting with school board officials to review their proposed site plan.
She said there is currently no formal site plan application, “but we have reviewed the location of the building, parking and those sorts of things and everything seems to meet all the zoning requirements for the institutional zoning.”
No members of the public spoke in support or opposition of the amendment during the meeting.
Councillor Michael Martin asked about the next steps.
Redmond said “once the zoning is in place they will be submitting their site plan application and we will do a technical review of that and issue site plan approval, and then a building permit can be issued.”
