Subdivision in Kenilworth revived

The hamlet of Kenilworth may be getting some big development in the coming years.

Wellington County planner Mark Van Patter presented a report about the Glad Pat subdivision to Wellington North council on Sept. 12.

The subdivision’s original draft plan was approved in 1988, but as regulations have changed, developers applied to the county for a major revision to the plan.

The 20.88-acre lot is located beside and behind Kenilworth Public School. The original draft plan proposed a looped street with two entrances onto Sideroad 7W and a cul-de-sac extending into the area behind the school.

The development did not include stormwater management and required the subdivision to be serviced by communal water.

“I am quite supportive of this initiative. It will be good to see some growth in Kenilworth,” stated Van Patter in his report.

Developers Jim Coffey and Steve Burnett are seeking changes to the plan including:

– reducing access roads from 2 to 1;

– reducing number of lots from 31 to 19;

– addition of stormwater management area;

– addition of larger park area around storm water area;

– going from communal water to private wells; and

– provide frontage for land locked property.

Councillor Steve McCabe asked if they would want the parkland to be taken over by the township.

Burnett explained that is the case but nothing has been finalized yet.

“One of the major changes proposed for it is actually to stay out of that woodland or lower area of property … we’ve proposed to use a portion of it for storm water management, and the remainder would be a woodland, sort of natural area,” Burnett said.

Van Patter said the current report is for council’s information and a final draft plan would be circulated to agencies for comment. After that, the county could issue an approval. In his report Van Patter explained he doesn’t believe the changes warrant a public meeting.

“I think it’s very close now, there’s a couple little issues that have to be sorted out,” he said.
