Rezoning approved for Harriston residential development

HARRISTON – A rezoning application for a 126-unit subdivision has been officially approved by Minto council.

Council passed a bylaw at the Jan. 18 meeting  amending the zoning on the 25-acre property at the south edge of Harriston to facilitate the mixed-density residential development.

MEX Developments is planning a subdivision containing 57 single-detached lots, 15 semi-detached lots (30 units) and 39 street townhouse units on the property, which currently contains future development (FD), future development flood fringe overlay zone 2 (FD(FF2)), flood way (FL) and institutional exception (IN-13) zoning.

The amendment rezones various sections of the property to residential (R2 and R3), future development (FD) and open space (OS).

Planning technician Ashley Sawyer noted the MEX subdivision is “starting to come down the homestretch.”

In a report to council, she pointed out the draft plan of subdivision was conditionally approved on Dec. 3, 2021 and finalized with no appeals on Dec. 24. Confirmation of appropriate zoning  in place is a requirement prior to final approval of the draft plan by the County of Wellington.

A public meeting on the zoning amendment, official plan amendment and draft plan of subdivision was held on Sept. 15, 2020.

Sawyer reported the detailed designs are being finalized and the developers are “starting to work on clearing these draft plan conditions to get their subdivision agreement going.”

Work on in-ground  infrastructure was set to start the week of Jan. 24.

“They’re aiming for a spring build,” said Sawyer.

“Great development. It’s going to be a real boon to Harriston,” said Mayor George Bridge.

Council approved the staff report for information and also approved a bylaw enacting the zoning amendment.
