Minto supports severance to subdivide four-plex

PALMERSTON – Minto council received a consent application to subdivide a four-plex dwelling so each unit can be sold separately.

The report was presented by town planning coordinator Sama Haghighi at an Oct. 21 meeting.

The residential severance is located at 200 to 206 Elgin St. in Palmerston on the corner of Jane Street and Elgin streets, and is currently under consideration by the county’s land division committee, Haghighi told council.

The proposed severance is for an existing four-unit townhouse residential building and includes an easement over properties 200, 202 and 204 Elgin Street to benefit rear yard access. 

The retained portion is approximately 423.7 square metres with 15 metres of frontage on Elgin Street. 

The site is designated residential and zoned medium-density residential (R2). According to the building department report, town staff members are satisfied that zoning compliance can be achieved for the proposed severed parcels.

“The applicant needs to apply for a minor variance application to get relief for a rear yard setback and also for a minimum lot area,” Haghighi explained.

Council approved the consent application unanimously with two conditions:

– ensuring all accounts are in good standing with the town; and

– zoning compliance to be achieved to the satisfaction of the town.

Councillors Ed Podniewicz, Ron Elliott and deputy mayor Jean Anderson were absent from the meeting. The report will be sent to the land division committee.
