Construction of Rockwood’s Carriage Hill residential development has been completed for some time, but Guelph-Eramosa Township has just recently assumed ownership of the subdivision.
The development is a relatively small one on the village’s south end consisting of lots on Cobblestone Place and Millview Court, east of Highway 7 between Alma and Harris Streets.
Servicing and construction of the subdivision was completed in early 2007. A top coat of asphalt was installed on the roads in late 2010, with the one-year minimum service agreement completed by developer Charleston Homes in 2011.
In a report to council late last month Harry Niemi, an engineer with R.J. Burnside and Associates, stated, “We believe that the subdivision works are performing satisfactorily and should be considered for final assumption by the township.”
Niemi noted there are two items still unresolved with the subdivision:
– a landscape entrance feature, which the local homeowners association will install on private property instead, with Charleston Homes picking up the $1,600 tab; and
– two boulevard trees, discovered to be in need of replacement during final inspection of the subdivision, which will be replaced in the spring by the township, with Charleston paying $1,200 for the trees.
Mayor Chris White said on Dec. 2 construction of the subdivision has been complete for some time but there were a few remaining “nits” that needed to be completed by the developer.
Council voted unanimously to assume the subdivision.
