Guelph-Eramosa approves site plan for townhouses

BRUCEDALE – The design of a 54-unit townhouse development within Rockwood’s Bonarrow Meadows subdivision was approved by Guelph-Eramosa on Jan. 7.

Council endorsed the site plan and will enter an agreement with Fernbrook Estates to allow construction to proceed on the lands between Rockmosa Park and Sacred Heart Catholic School, with homes fronting onto Taylor Avenue, Mutrie Boulevard and Edgar Bonner Avenue.

“They are very well-designed townhomes,” said Dan Currie of MHBC Planning in a presentation to council.

The two-storey freehold homes, in clusters of four, six or eight units, will each have a single-car garage, basement and backyard space. 

It is considered a medium density residential area, which is permitted in the official plan. The area is a portion of the larger Bonarrow Meadows development, which will also have low-density single-family homes, including bungalows. 

It is subject to a zoning bylaw approved in 2016.

A landscaping plan was approved in the plan of subdivision process, providing for the planting of trees along the boulevards of the streets.
