Another development proposed north of Fergus urban boundary
Proposal along Highway 6 sets aside land for Catholic high school
FERGUS – Another developer is seeking to build outside the urban boundary of Fergus.
Ted and Marlene Buczek hope to build a mixed use and residential development on their property at 6582 and 6585 Highway 6. The two parcels of land are about 29.3 hectares (72.4 acres) in size and span from Highway 6 to Beatty Line North, just north of the Fergus urban boundary.
The proponents are seeking official plan amendments from Wellington County and Centre Wellington Township. The land is currently used for agriculture, but the plan would allow for 701 dwelling units, including single detached homes, townhouses and apartments as well as a mixed-use/commercial block.
A “substantive portion” would be affordable housing, according to the planning justification report.
It also sets aside a 4.96-hectare block for a new high school after discussions with Wellington Catholic District School Board officials, who say a high school in Centre Wellington is a priority.
The planning justification report claims Centre Wellington has a shortfall of between 171 and 191 hectares of greenfield land and this subdivision would fill about 10 per cent of that need.
It would connect through internal roads with the existing Strathlea/Bonaire subdivision immediately to the south.
“The Strathlea/Bonaire Subdivision was designed to anticipate and accommodate the development of the subject lands and a future expansion of the Fergus Settlement Area, particularly by including three road stubs, one pedestrian pathway connection, and below-grade servicing stubs that terminate at the subject lands, with sufficient capacity to facilitate development of the subject lands,” states the report.
The plan also includes a park and an extension of the existing trail network. There is currently a barn and single-detached home on the property.
“The subject lands are also surrounded by several other proposed development lands, including 6581 Highway 6 (Polocorp Inc.) to the immediate east, opposite Highway 6, and 6586 Beatty Line North to the immediate west, opposite Beatty Line North (Sorbara-Tribute Brubacher Holdings Inc.),” states the report.

After the township approved the Fergus South Secondary Plan and reset the urban boundary around Fergus and Elora, these developers have asked the Ontario Land Tribunal to expand the boundary north to include their properties.
