Minor variance approved for proposed townhouse subdivision

MINTO – The town’s committee of adjustment has approved a minor variance for a proposed townhouse subdivision in Harriston.

The variance application was to provide relief from a minimum lot frontage requirement for corner lots of the street townhouse development.

The applicant, Finoro Custom Homes Inc., proposed a frontage of 13.4 metres, where 14 metres is required. 

The property is known as 1 to 17 Anne St. W. in Harriston and is approximately 0.72 acres in size.

It is currently vacant and located in the R3-52 Zone (site specific high-density residential). 

The block was originally created under a registered plan of subdivision in September 2022.

Notices were mailed to property owners within 60 metres of the subdivision on July 22.

Town staff, the Wellington County planning department, Source Water Protection committee, Maitland Valley Conservation Authority and the County of Wellington have reviewed the application and no concerns were reported at the Aug. 12 meeting.

“The housing has slowed down quite a bit in the south of Ontario,” Van Harten site plan coordinator Tracy Lesperance told council.

“They are going little by little but it seems townhouses are what’s selling the most.”

The committee believed the request to be “minor and desirable” for the appropriate development lands and noted the variance maintains the intent and purpose of the official plan and zoning bylaw, states the committee report.

Council unanimously approved the application.
