Mapleton supports application to sever farm in half
MAPLETON – Council here is unanimously supportive of an application to sever an 80-hectare (195-acre) farm in half.
The farm, located at 8150 Concession 3 near Conestogo Lake, currently includes a home and shops that will remain on the 41-hectare (101-acre) retained parcel. The land is prime agricultural.
According to provincial planning regulations, agricultural severances are permitted as long as the lots are similar in size to other farms in the area and large enough to maintain flexibility for future changes.
Wellington County designates the land prime agricultural and core greenland, and identified environmental features include a hazard land.
The county’s official plan states that new agricultural lots should be at least 35 hectares.
Township zoning on the property is agricultural and natural environment, and there are no zoning issues with the severance, according to a report from township planner Linda Redmond.
Mapleton’s building, fire and public works departments reviewed the application and do not have concerns – though public works note entrance permits and drain reapportionment may be required. Township planning staff had no concerns.
Council voted in favour of the application on Jan. 13.
