Minto approves minor variance to reduce rear-yard setback for residence

MINTO – Town council has approved a minor variance to allow a two-storey home with a reduced rear yard setback to be built on a Thomas Street property in Harriston.

The applicant is proposing to build a two-storey single-detached residence with a ground floor area of approximately 1,240 square feet and a one-car attached garage. To construct the dwelling the applicant is seeking relief from the required rear yard setback from about 29 feet to approximately 14 feet.

At a June 1 public meeting, Minto planning technician Ashley Sawyer noted the lot in question is zoned residential and “the applicant is really just seeking minor relief to make it a feasible build.”

Sawyer noted no concerns were expressed about the proposal from source water or county planning officials.

However she pointed out the Maitland Valley Conservation Authority noted the property is in a flood fringe area and “would require appropriate flood proofing measures.”

Sawyer said the developer, Broderick Lemay, is required to provide enough space in a driveway to park a car. A grading and drainage plan will also be a requirement.

While not making a formal comment, Sawyer said a neighbouring landowner did express concerns about grading and drainage issues.

“I spoke to him and walked him through the process, and he seemed to be satisfied,” said Sawyer.

“We’re not expecting the neighbouring landowners will have any negative impacts at all.”

The variance was approved, unopposed by council, sitting as the town’s committee of adjustment.

Signage grant

Council approved a $371 signage grant for People’s Chiropody Clinic. The clinic is located at 1 Elora St. N. Unit 4.

Chiropodist Betty McTague is the newest tenant at LaunchIt Minto, notes a staff report from economic and business manager Belinda Wick-Graham.

The report notes the total cost of the sign is $743.
